As long as you don't charge people. Your homeowners insurance will cover liability to an extent. You will still want waivers signed, and a verbal "you get hurt it's your own fault" at the start of each game type of thing. Any and most all waivers are not 100% in court. If you do something negligent then your liable, blah blah blah. But raise your homeowners coverage to make sure it covers the property.
